OPERATIONS MANAGER – COMMERCIAL REAL ESTATE
Location: Dartmouth, Nova Scotia
Portfolio Size: 1.2 million sq. ft. (Office & Retail)
POSITION OVERVIEW
The Operations Manager is responsible for overseeing the day-to-day operations and maintenance of a diverse commercial real estate portfolio in Dartmouth, Nova Scotia. This includes approximately 700,000 sq. ft. of office space and multiple retail strip centers, serving over 150 tenants. The role focuses on operational excellence, safety, environmental responsibility, and tenant satisfaction. The ideal candidate is hands-on, detail-oriented, and capable of managing both technical and administrative functions while coordinating with vendors and supporting in-house staff.
KEY RESPONSIBILITIES
- Oversee daily operations across three commercial properties, ensuring optimal performance of building systems and tenant satisfaction.
- Perform and coordinate basic maintenance tasks and vendor services (e.g., signage, minor repairs).
- Manage preventative maintenance and respond to unscheduled repairs for HVAC, plumbing, lighting, electrical, and life safety systems.
- Maintain accurate logs and records for building equipment and maintenance vehicles.
- Coordinate monthly fire alarm testing and inspections of life safety systems.
- Respond to tenant service requests promptly and professionally.
- Monitor and manage building systems, including energy management and door access systems.
- Conduct environmental inspections and prepare required documentation.
- Participate in a rotating on-call schedule for after-hours emergencies.
- Support tradespeople and vendors on-site, ensuring clear communication with tenants.
- Stay current on industry best practices, legislative changes, and emerging technologies.
- Attend monthly operations meetings and contribute to performance improvement strategies.
- Ensure compliance with all Health & Safety protocols and complete required training.
- Maintain a professional demeanor in all interactions with tenants, vendors, and colleagues.
QUALIFICATIONS
- Minimum 2 years of experience in commercial property or facilities management (retail or office preferred; hotel facilities experience also considered).
- Strong understanding of building systems (HVAC, electrical, plumbing) and general maintenance.
- Experience working with contractors and vendors.
- Proficient in Microsoft Office Suite and building management systems.
- Strong organizational and time management skills with the ability to multitask.
- Excellent communication skills, both written and verbal.
- Knowledge of safety protocols and compliance regulations.
- Ability to work independently and collaboratively with a team.
