Job Description
<p><h3>Responsibilities</h3><ul><li><b>Tenant relations</b> – Serve as the primary point of contact addressing complex tenant issues and inquiries including year-end adjustments, collections, tenancy terms and conditions, and tenant improvements. Foster strong tenant relationships to enhance retention and maintain optimum occupancy rates.</li><li><b>Leasing</b> – Prepare lease documents, work with prospective tenants and outside brokers, and draft renewals for existing tenants.</li><li><b>Site Visits</b> – Conduct regular property inspections to monitor progress on contractor goals, oversee administrative documentation, and provide updates/reports to the Broker.</li><li><b>Customer Service</b> – Establish and maintain strong relationships with internal and external stakeholders to promote trust and effective communication, enabling superior management oversight and client service.</li><li><b>Budgeting and Forecasting</b> – Contribute to annual budgeting and forecasting activities, provide variance reporting to support attainment of property strategic goals.</li><li><b>Service Contracts</b> – Negotiate, prepare, approve, and manage third-party service contracts for HVAC, electrical, plumbing, cleaning, security, and grounds maintenance; coordinate with other Property Managers and the Broker/President to ensure properties are maintained per Landlord specifications.</li><li><b>Tenant Charge Backs</b> – Coordinate tenant services, generate backup accounting documentation, track chargebacks for tenant requests, and forward invoices/documentation to accounting for invoicing.</li><li><b>On-Call</b> – Handle after-hours emergencies as part of the on-call rotation.</li><li><b>Other</b> – Perform other job-related duties and projects as assigned.</li></ul><h3>Qualifications</h3><ul><li>Minimum 3 to 5 years of work experience as a property manager or equivalent experience.</li><li>Demonstrated ability to manage multiple tasks with concurrent deadlines and time requirements.</li><li><b>MUST</b> have a valid Alberta Real Estate License in Property Management.</li><li>Valid driver’s license and full-time access to a vehicle.</li><li>Extensive knowledge of MS Excel, Word, Outlook, YARDI (or similar) and operation-specific software.</li><li>Superior organizational, communication, and computer skills.</li><li>CPM or RPA or working toward attainment is a benefit.</li><li>Good interpersonal skills; professional and efficient.</li><li>Effective communication skills (oral, non-verbal, and written).</li><li>Ability to work independently as well as a team member.</li><li>Shows initiative, enthusiasm, dependability, and creative thinking.</li></ul><h3>Job Details</h3><ul><li>Job Types: Full-time, Permanent</li><li>Pay: TBD (Above Average); Additional pay: Commission pay, Dental care, Extended health care, Paid time off; French not required</li><li>Schedule: Monday to Friday</li><li>Experience: Microsoft Excel (3 years), Microsoft Outlook (3 years), Microsoft Word (3 years)</li><li>Licence/Certification: RECA Property Manager License (required)</li></ul><h3>Seniority level</h3><ul><li>Mid-Senior level</li></ul><h3>Employment type</h3><ul><li>Full-time</li></ul><h3>Job function</h3><ul><li>Sales and Management</li></ul></p>#J-18808-Ljbffr
